a couple of questions on how it all works once survey has been done

OK, i really should know better as i'm not a FTB, however I have just spoke to the bank and they have agreed to give me my mortgage and the offer in writing will be with us by the end of the week.

I have solicitors ready to go and they have all my documentation.

The bank said once i have this offer they could be ready in two weeks to complete!!! :confused:

So basically all i need to do is let the solicitors do there thing, no searches have been done and the house was on the market before HIPS come into effect so local searches will also need to be done. Am i right in thinking a couple of weeks for this?

We are renting but our 6 months is up and we are on a rolling monthly contractand our rent pay day (also moving in day is the 17th of each month) so i working out that as we eanted to move around the 17th april then we would have to give notice by/on the 17th of March. Do you think this possible or should i leave off giving notice for another month and plan for 17th May move out.

    oh ok, I should plan for May then. thats my problem< having to give notice to LL i didnt want to leave it too late or miss the 17th of one month to give notice for the next if you know what i mean :rotfl:

    This can be done but it depends on the circumstances.

    You are renting so no chain for you. What are the circumstances of the one you are buying, is it vacant possesion or in a chain?

    If it's not in a chain then no reason why you can't complete by the 17th APril. Our last 2 houses we completed within 6 weeks and 7 weeks and that was with Christmas and New Year with both of them. If you have good solicitors and you keep in touch with them then you can do it.

    Even if it is in a chain you can still do it.

    We always tell clients who are buying and presently renting not to give notice in until they have exchanged on their purchase. Whilst 6 weeks may well be a reasonable time-scale, you never know what might happen. After all, you are paying solicitors to check stuff for you, so if they find something potentially nasty, it may take time to check whether it is actually nasty or to deal with the issue by getting some third party (who may be in no hurry) to do something. This is unusual in most cases, but it does occasionally happen.

    Also, your solicitors can't do very much at all until they receive some papers from the seller's solicitors. These may arrive tomorrow or in 4-6 weeks time!

    An overlap with your rental means you can relax and get any last minute things done before you move in - rather than the nightmare of giving notice and ending up with no where to live for a couple of weeks.

    thanksfor the replies, the vendors are going to move into their daughters house for the time being until they find somewhere to live. i guess this is what the bank was saying about allow 2 weeks for exchange then?

    Thats what i first planned, we wanted to have the ceilings skimmed in each room anyway to get rid of the artex in the rooms. We thought that it would be easier like that than having three kids and all our stuff in the rooms while it was being done.
