BBC1. Axe the Agent - Property Programme

"Axe the Agent"
Oh, that's a shame.
I thought it was a reality TV show, combining the best bits of Revolutionary France with Sale Techniques of the modern world...
...that would be a change from "celeb get me out of this ice dance paradise wife-swap".0 -
Another dreadful BBC1 cheapo-daytime-telly property show. Like Try Before You Buy or Beat the Bailiff. It kind of preys on your compulsion to nosy round other people's houses, but that's about the only thing it's got going for it. I didn't watch the end - did they flog either house?
I see that Homes Under the Hammer has been edited down to 2 houses and 30 mins, presumably to give the above tosh a full hour, though they seem to be repeats anyway. Nice cottage by the locks, though, and nice to see someone making a home of an auction buy for a change.0 -

I believe homes under the hammer was a repeat and is often slotted into a half hour space such as today!
I often wonder why people can't see past peoples taste in decor/clutter etc when viewing a house.
I think they are told so often by "experts" that houses have to be show homes or they won't sell that they believe it now and have no imagination!0 -

Most people I have dealt with sell on the basis of leave it as they live in it. There are many threads on this board picking holes in the listing for specific homes on Right Move but this does not represent the 'day to day' of life in house selling.A retired senior partner, in own agency, with 40 years experience in property sales & new build. Even if a house looks nice if it's been decorated for more than a year or so unless you put your furniture and pictures in the same place your probably going to have to decorate again anyway.0

Does it, in your opinion, impact on sales price though? Would the poeple who didn't clear up sell quicker, or for more, than they acheive in its lived in style?
FWIW I'm looking and we look at location and potential. A smart kitchen we hate adds no value for us over a tatty one.0 -

It impacts on price and also chances of selling but generally I found it impossible to tell those living in a tip to clear up. You think you are doing your job but it can backfire on you as these issues could get raised at valuation stage.
However I could never bring myself to say "You have a lovely home" when it was a ****hole. This is how the EA's that lie get the business. In fact in some of the worse examples I would rather not handle the sale and leave it to the others. So I would walk away.A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.0 -
I used to wonder, after viewings, when people moaned about the pattern on the wallpaper in the lounge and such comments as to the reason why they would not be taking it further. Pathetic or timewasters or combination of both perhaps

You can't say "lovely, lovely", "this is perfect", "I want to move in now" because when you knock down the price, people will be less likely to drop as much. You might even be able to get the existing owner to re-decorate and take a price cut
GOOGLE it before you ask, you'll often save yourself a lot of time.

Talk about kicking an industry while it's down. Having said that, I've lost count of the number of times that EAs have absolutely no knowledge of the house they're showing me round.

That rings very true! I knew more about the house I was very serious about at the end of last year than the chartered surveyor/agent showing it. I raised lots of issues, all of which he denied ....even though I had these things confirmed in an email from the council! A lot of purchasers must do no research themselves, thats the only conclusion I can reach for why agents who have such poor preparation or lie/blag through it and queries raised remain employed!0
