How much for a garage?

I have my eye on very two very similar properties (same street, built same time, almost identical inside). One with a garage, one without. Asking price difference is 20k (not due to garage but to seller circumstance, apparently cannot lower probably due to the amount they have outstanding).
Realistically, how much would it take to have a typical standard single garage put up? There is room for free standing or attatched to the house.

Ours cost £8k because the people who sold us the house left the invoice for us with the name of the builder.
It is a bit longer and wider than a standard single garage, has double wooden doors on the front, a door on the side and window on the back. It's detached from the house.
It has electrics too but I'm certain that the ex owner of the house fitted that from what he was saying.
I have no knowledge of such things but do you need planning permission for a garage? That might increase the cost.
You also might get a builder cheap in the credit crunch as they might be short of work?0 -

A rule of thumb, without regard for where you are etc, is that a garage would usually add £10k.0

It is going to depend on whereabouts in the country you are. Prices should range from about £6-12k depending on location/size etc.
I would be very surprised if it ever cost £20k to build a garage, and I also think that it is unlikely to add that to the value in most cases. Where I am, a flat/house with a garage is probably £15k more expensive than one without, but that is in a relatively expensive area and more importantly one where parking on the street is often impossible.
A garage will always add some value, but often not much in a quiet area if the house has plenty of off-street parking anyway.0
