    If it's a new build estate, make sure all the roads have been adopted, new builds aren't necessarily bad, but I would only seriously look at detached new builds because of the bad acoustics that they usually have, I also agree with another poster, 200k seems quite generous, depends on where you are I guess.

    I have come across these forums where everyone say put in 30% less or 40% less asking price for new build. But how many have succeeded with such low offers? We took this forums advise and tried and none of them worked. T.
    I thought the more normal advice was not to touch new build with a bargepole? And for obvious reasons

We took this forums advise and tried and none of them worked. They are not accepting offers unless offers are maximum of 10% or less for new builds.


    The 'advice' banded around this forum should be avoided at any cost. Best to pop over to the mortgage board where they know what they are talking about.

    Ignore asking prices completely, especially for new builds. You really shouldn't be paying more than 50% of a new build asking price in the current market

    Where do people dream these mad notions up from? Do you seriously expect a developer to build a property, put it up for 200k then you come along and offer 100k and they bite your arm off? Get real!

    You fail to realise that developers asking prices bear no relation to reality, especially when it comes to plastic new builds. They think of a large number, double it and then add a bit more on. Developers would love someone like you;you'd offer them 90% of whatever asking price they'd thought up and you'd walk away thinking you'd bagged a bargain!

  • We have been looking at couple of developers. We just put an offer on a persimmon home. On the market for 320K and we offered 250K and she straightaway said No. She is not even going to put it forward to the developers. It was turned down straightaway. She told me they won't entertain any offers less than 300K. I said 300K no way! That's that. We are prepared to go 270K but we expect the builders to pay the stampduty for that one.

    They are not sure whether they will build another show home or use this same one. But she said if you really want it then she will speak with barratt and say the buyers really want it and can we sell.

    Sounds a bit like sales jargon to me - its unlikely Barratts are going to build another estate with the mess they are in at the moment. I think she is using the double glazing salesman's ploy "Ill ask my manager if I can sell it at the best price to you"

    What were they going to do with it, leave it empty whilst they decide whether to do another estate?

    you sound desperate and if a agent picks up on this you will be raped by them...give them a take it or leave it offer in writing with your contact numbers on and walk away...
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    Offer £170k and walk away wait for their call, if you cannot get this for £180k or less you need to get hire a negotiator to work on 5k commission to get you it for that price !
    Never ever in the past 20 years has it been such a buyers market, they should be collecting you in a limo just to view it !

    We're talking about a home here.

    Whether you consider a house cheap or expensive depends entirely on what it's worth to you to live there. Do you really, really want to live there and nowhere else? If so, pay whatever you can get it for, enjoy your house and never look back.

    If you still aren't sure, then keep on looking for a few months and if you don't find anything else, then go back. Houses are only "overpriced" if no-one is prepared to pay that price. If this is the case, then your house will still be there.
