Need Advice On Compulsory Purchase Order

Hi,
Does anyone have any experiance of compulsory purchase orders..im in the middle of one right now and a bit unsure of what to do...theres a guy from the local estate agentts coming round next week to value the house.....wanted to know if it was worth splashing out a few hundred quid sorting the place out i.e paint a few walls, fix the fence, clear out the garden...basically sorting out the things you would do if you were actually selling the house.
a few people have mentioned that it wont make any difference at all to the house price, wheras the estate agent says he will value the house as if we were goin to sell it????
the estate agent has offered to represent us in negotiating with the council the value of the property..does anyone have any idea how this works, do we just accept the first offer or hold out right til the last minute?

Have you checked with the council that the estate agents valuation is good enough? I thought you would need a valuer with a RICS (I think) qualification. Usually the council will come in with a low offer, the valuer higher and then they can negotiate for you. Which council is it? You could try to contact them to see if they have an advisory officer, as some councils now have people employed especially to help homeowners affected by clearance areas and CPOs.0
