Another New Build offer question

Hello everyone

Must appologise I know these requests are flying in and I know alot of people are against new build and I completley understand the reasons.......however, we are "interested" in getting one in a development near us. I say interested as it would only be if we could get it at the right price as not a chance I would Pay the asking price.

The house information is as follows,

Its built by Barratt homes. I have NO idea how long the houses have been up (were due to visit the dev on sat), they have been working on the development for about 2 years in various phases and I know these partiular houses are already built. The property is a 4 Bed Town house over 3 floors, but isnt the style with the kitchen on the ground floor (I don't like those ones). You enter on garage level and there is also a large bedroom/Study, then up one level to dining kitchen & the livingroom and Toilet and then another level to 3 double beds, 1 ensuite and bathroom. It has small front lawn, garage, drive and back garden. The property is currently up at £206999 (IIRC they were up IRO £240k originally). we would have approx a £25k deposit (so ideally we would want to pick the property up at £170k or less :D)

So my questions are as follows
a) What starting Price should we go in at?
b) What size increments should we go up to?
c) how long should we leave between "bids" (were in no rush we "can" stay in the rental were in till Nov if we wish, but could also leave before if needed)
d) whats the Max YOU would pay, is my £170k to high in this market, should I be looking for something lower? (anyone know anything specifically about Barratts which makes them think they woudl accept a low offer?)

    Down surely? As house prices continue to fall. Whatever you pay now will seem way too much in a year's time

  • On a positive note.....**sighs**.....I looked at this house and it is a fantastic layout. Loved it. Like you I dont like kitchens on a different level to the dining room/living room so this was a great space. The bedrooms are all pretty decent sizes. The problem I had wasnt the house but the plots. For a family house, the rear gardens were waaaaay too small and just didnt "fit" with the house size so we moved on.
    I cant advise you on the negotiations part but I am sure you will eventually get some "helpful" advise shortly ;)

    May seem to much in a years time, but seen as were not planning on moving again, well for at least 10 yrs if at all, I dont really care weather it will seem alot in a years time, I will care what it seems in 10 yrs time but no one can take a remote guestimate at what that will be. Im buying a home not an investment to sell on in a year or two. Thank you for replying anyway though!

    yes I know what you mean, some of thne plots on this development have TINY gardens compaired to the size of the house, the ones Im looking at luckily have average sized garden for the size of the house, I mean its huge by any means but its ample, any smaller and I like you would be moving on!

    a) Try £150k to start with.
    b) Maybe £3-5k at the most.
    c) up to 4 weeks maybe much longer depending on their attitude.
    d) Thats difficult to answer without knowing the area and recent sales etc. But if you feel its worth £170k then keep it as your maximum.

    thank you for your helpfull reply! £150k starting sounds a good price to me, bet they will laugh me out of there but ho hum, you dont ask you dont get. I wont be going above £170 as that is our comfortable max and im not about to make ourselfs uncomfortable again after years of working hard to get out of that!! Thank you again :money:
