Hi,
we are planning on having a small extension to the front to extend our garage , the roof is pitched, we want a flat roof on the extension (7m2), is their anyway to get around this as we cant really afford to pay out for the pitched roof.
many thanks

You have to consider the look of the house as well as the cost. You could devalue your house by adding extensions that aren't in keeping. Not so important at the back perhaps, but essential at the front.Everything that is supposed to be in heaven is already here on earth.

thanks for the reply,
we have noticed that a few houses in our area have flat roof extensions to the front.
we would of had the extension at the back but it would make out small garden smaller and also the back of the garage is to be our utility room that will have access from our kitchen,
if we extend from the back we wouldnt be able to have this access.
does anyone know the rough costs os a pictched roof for a 7m2 extension
thanks

When you eventually sell you will need to bear in mind if it may put people off and therefore result in a lower selling price.A retired senior partner, in own agency, with 40 years experience in property sales & new build. Thousands of people have put UPVC windows into old Victorian properties, it still devalues the property in many buyers eyes. Speak to several local estate agents and see whether they think it will make a difference.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0 -

i understand that it would devalue the house, but we want to make these changes to the house so we wont ever have to move house.
thanks

Then don't you deserve a better looking house? The flat roof will fail at some point and need more repair than a pitched one would. Over the long term I'd prefer the reassurance of a pitched roof over a more temperamental flat one.
Better looking house, more reliable roofing system. I'd wait. It won't be that much more - try cutting back in other areas perhaps or just wait a little longer - it's only 7sqm.Everything that is supposed to be in heaven is already here on earth.
