Adding finishing touches on new build house

Hi,
My wife and myself have reserved a new build home and hope to exchange contracts in the next month (we have a buyer and a small but complete chain).
We managed to get the new build at a cut down price thanks to luck rather than judgement (long story) but I'm thinking that puts us in a weaker bargaining position when it comes to getting "finishing touches" added such as carpets, dishwashers, turf etc.
Does anyone have any advice on approaching this with the sales office? Do we have to accept that as they now have the reservation fee, they have accepted a lower than asking offer and know we want the house we will have to pay full price for extras? I'm pretty sure I know the answer but would like to hear of peoples success stories.

When we bought our last house which was a newbuild we were told the spec when we bought, even at the off plan stage, and we knew what wewere getting for our money.
We were able to go and choose our own tiles and kitchen and we had some minor amendments internally but I guess it is down to the builder.
Are you trying to get some additions to the original spec or are you trying to have choice of particular products that were included with in the spec? If you are trying to negotiate extras then I would say that you can ask but dont be too offended if they say no. .If it is a case of choosing type of product with something that is inclusive then I am sure thay will tell you what the budget is and where you can go and look at the products available. Yes its more a case of getting additions to the original spec of the house some of which are just nice to haves.
The house is uncarpeted so is going to cost between £2500 and £3000 inc underlay (there are a lot of stairs!). Turf in the back garden is going to cost £500, may be a bit pricey but one of those jobs you would want out of the way.
Nice to haves are the integrated kitchen appliances but its hard to justify the full price of them and hence we are interested if they are open to "deals".
An extra £5K for extras on top of the asking price seems a lot but does not paying the VAT on them make them any cheaper than the high street?

perhaps if you ask them to do the work as they have built the house, you can bargin with them a bit on prices i would think but as my OH says if you don't ask you don't get
so its owrth a try even if they say noWell we finally did it got a house not on a main road, next a railway line or any other werid and wonderful things that get on my nerves!!!

in my company the incentives if any , are given in order to get the reservation and therefor are included/written on the reservation form, not agreed later. the sales office maybe able to supply the carpet contractors name and you maybe able to get some discount direct from them.
You will also need an indemnity form signed , obtained via your solicitor in order to have your own carpets fitted on the day of completion.my bark is worse than my bite!!!!!!!!0
