Selling Privately

Hi!

we are (attempting) to sell our house without using an esstate agent. We had a viewing on Tuesday and they seemed to love the house and were talking about arranging a survey. I haven't heard anything from them since.

How long do you think I should wait before I call them. I obviously don't want to appear desperate but I need to know what's happening.

    As a seller (albeit a private seller), you still need feedback from the viewing... If they were serious, I would expect an offer or a request for a second viewing within 48 hours (at the most). If they haven't contacted you within 48 hours, then it seems reasonable to contact them "for feedback". Even if it isn't what you want to hear (although I hope that they do offer :) ), constructive feedback is VERY useful...

    I stand by that. If an estate agent was working for you, they would wait a couple of days and then solicit feedback... so I think it is very reasonable to do the same on your own behalf. BUT keep the conversation light, factual, constructive etc... The viewer may feel a bit un-easy speaking directly to you, but assure them that you just want some good, honest, constructive feedback to help you go on to sell. I think it is a fair request since you made your home look nice and spent the time taking them around.

  • Get a friend to call on your behalf to ask what the situation is. If they really have reservations they are more likely to tell a third party than yourself directly.

    Not in my mind....Even if viewer is interested, how do you know he can raise the mortgage, hasn't got another property to sell, etc, etc.....? A good estate agent will know what to ask to see if the buyer is "proceedable". Unless you are someone like Doozergirl who has obviously been round the loop many times, you might well not know what to ask.

    I find the big chain EAs to be intrusive with their financial questions. Anybody who has insisted we see their financial advisor has seen the back of my head as I walked out the door.

    There may well be buyers out there who go around making offers on properties they can't afford but unless their financial advisor credit checks me then they have no more idea if I am being honest than the EA. It's usually a cynical ploy to get me to put some business their way.

    However, back to the topic! We sold privately when we moved from Dorset. Had a letter through the door from a HA saying they needed to buy a house in our road for a tenant and we sold to them. Disappointing as they never even saw the gorgeous kitchen and bathroom we had put in (and I think they ripped them out and put in their standard offering). Different for you as you had a viewer but I'd not chase yet. If they are keen then they'll ring and if not, you'll run the risk of sounding desperate if you ring them and chase.

    Slow down guys, all LB25 asked was "Is it too soon to call the viewer?"

    If they were making noises about surveys then you should definately give them a call.

    Don't pay attention to "privateseller" by getting a friend to call.

    Your a grown up I presume? I'm not going to insult your inteligience by telling you what to say but it would go along theses lines......


    You - "Hello"
    Viewer - "Hello"

    You- "Are you intersted in our house?
    Viewer - Yes / No

    Simple!

    Dont' start worrying about the financial position of the viewer until they have expressed an interest to buy.

    They did seem really keen when they viewed and I honestly don't think they were just being polite and they did talk about arranging a survey etc.

    I think I'll give them a call tomorrow. I'll let you know how it goes!
