Get it valued now. Before you do any work on it. If you were living in the house prior to inheriting it then you should have a half hour legal advice as to your rights.

To be fair I'm not complaining about being left half a house and to be honest I'd live in a cardboard box and live off scraps if it meant i could have my mother back.
I take it from your comment that you've never been in my situation, now that I've decided that I would like to keep the house that I've lived in since i was 6 months old I'm terrified that I may not be able to.
I ask you to consider who you would be willing to 'lose' in order to be in my situation?!?!
I'm sorry if you were offended my remark. I was simply trying to point out that there are many people who not only lose the people they love when someone dies, but also as a result find themselves out on the street with no money and nowhere to live, and would be thankful if they had been left something, rather than regarding the inheritance as 'the hardest thing' to deal with. That doesn't mean that - like you or I - they would not rather have the person back if they could.
This is the first time I think that you've indicated that you are actually living in the property and want to stay there - your inital post seemed to suggest that you were simply looking at it in financial terms as to whether it was better to sell it now or do it up and then sell it or rent it out.0 -
Assuming you and your sister are the only beneficiaries why don't you both write down what you would like to happen - your best case senario's from your own points of view.
Then ask an independant party - aunt/uncle maybe - to read the letters and see if they can work out a middle ground.
Yes this is your home, but it was equally your sisters home. Ok so she now lives miles away and so is physically and emotionally less involved in the house on a day to day basis but you both need to be happy with the outcome.
It sounds from your posts that you want to stay as it's the last link left, but your memories will always be with you, regardless of where you live.
IMO you will not be able to get a mortgage to buy out your sisters half and if the cash doesn't fund the difference then it sounds like that option is not available. But your sister is happy for you live there so take a couple of months to grieve and take another look at things then.0
