Another what to offer thread

I'm FTB, have seen about 10 houses all in the same village, second viewings on 2 and am ready to make an offer.

House is marketed at £120k and has come down from £150k since July 08. House is 15 years old, 2 bed, no garage, front and back garden. It's in good condition (my uninformed opinion) and wont need much work other than new carpets (originals still in) and a lick of paint to make it mine.

Given asking price is £120k, I'm thinking about going for £103 for starters. Any thoughts?

    Was 150,000 the going rate at the time or not?

  • Other nearby properties: £142,500 in May 2008, £150,000 in Aug 2007.
  • It is very important you do your homework - check nethouseprices (and other websites) for recent sale prices. When armed with the info we put in our offer and "tried" to keep a cool head. We finally purchased our house in july 08, it was on the market for 230k and we put in our first offer at 208k and eventually bought for 218k (I don't recall the words crunch and credit being mentioned in the same sentence back then....:rolleyes: but we do love our house :D)

    So you're looking for just over 30% off peak price nearly 15% off current price - I'd say good luck to you. How long has it been at 120k? 106k sounds a little less harsh but not much.

    Your offer sounds ok for a 2 bed. If its rejected try around £105-108k.
