Hip and energy documents--- silly question

When a house purchase is completed does the new owner also take ownership of the Hip documents?

    If you want them ask your solicitor.

    You need another one when you sell though :rolleyes:

    I'm positive it's until you sell the property - another thing for me to feel agrieved about. Not sure where to evidence that for you though.

    legally the pack belongs to the seller but as said above, ask your solicitor for a copy. I have yet to see a seller asking for it back! If you resell within 12 months, you can use the same EPC
  • As a purchaser, you should get a copy of the HIP and any other search results and documents. This is usually sent to you with a full report on your property by the solicitor acting on your purchase. That's the way we do it where I work!
  • If my practice has prepared a HIP we upload it to a website on a page with a short but randomly scrambled name. We give the link to it to the estate agents and the buyer's solicitors and they and potential buyers can go and download the PDFs that make up the HIP.

    If they want to print out a hard copy that's up to them.
