HIP / Local Search... is this OK?

Hi all,

I have recently had an offer accepted on a house. I am a first time buyer and I am incredibly nervous of paying anything that is likely to catch out anyone without experience. The house I have just gone for has been on the market prior to the HIP law came in so one is not provided. I am not too worried about that as I have a family full of people who can help with this sort of thing. However, this morning a letter from my solicitor pops through the door telling me "because the house does not benefit from a local search he wants 90 pounds to do one".

I am unsire what this is and / or if it is something we have to pay by law. I know 90 pounds isn't much compared to a house but its enough to get the small bits like renting a van to move! Please can anyone clarify if this is a legal requirement and what it does (is it the HIP?) or if he is trying to pull a fast one on someone who is clearly inexperienced!

  • He isn't pulling a fast one at all. Local Searches are something that need to be done when you are buying a house and you probably would have had to buy one even if the house did have a HIP because the ones included in there are often useless.

    £90 is a pretty good price though.
    It's not easy having a good time. Even smiling makes my face ache.

    If you got a letter from your solicitor and you don't understand it, why didn't you ring the solicitor and ask him to explain? Shouldn't that be the first thing you do? You are paying him, so you are entitled to have him explain what he is doing....

    As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.

    As said above, your solicitor is correct. LLC1s range from £60 to £160 depending on the local council. There may be other searches he may need to safeguard you and him.
