HIPs

If a 3 bed property has been on the market for a long time does it require a HIP or not? They said it only needed an energy assessment.

  • If it came on the market before the HIPs regulations came into play (14/12/07 for all properties to need one), and it has been continually marketed ever since then no it doesn't need a HIP. Whoever advised that all it needed was an EPC is spot on. Are you thinking of buying this property?

    buying, and not happy to find no HIP available. But if that's the rules, I'll have to live with it.
  • If you're putting an offer in why not ask if the vendor will pay something towards the cost of your searches or even all the cost? After all, they've been on the market for ages so it's worth the few hundred quid it will cost them to secure a sale (I would have thought so anyway!)-worth an ask!

    Thanks, but I don't think they will accept my offer anyway, Was 115K at the end of 2007 now 100K and I won't offer more than 85K for it.
