The back of the house we are selling as a large area of land that at the moment cannot be used for anything, its approx (20ft x 20ft) the reason being is its an end of terrace and the deeds of our house have written in them that we must allow the other tennants access to their houses, i just wandered if we could move the opening further along to free the land up as this could be a good selling point. Also as it only says access can this be just a footpath as the other owners bring their cars over, and if they have guests park their cars on our land, i dont want to cause a fuss because of selling the house, but as i say this could be a good selling point

I think this is one for your solicitor, where rights of access are involved there are always complications. If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0

can you put up a rough drawing of where the land is in relation to your house and your proposed alternative access? ~Laugh and the world laughs with you, weep and you weep alone.~:)

You probably can't move the opening. You probably can't stop the neighbours driving over what was originally intended to be a footpath.
A drawing would have helped though, for us to understand the layout... how come their visitors can park on your 20x20, but you can't? Can you mark it out with pots or something? Dig 4" round the perimeter and fill that space with orange gravel so it marks it out... or how about those building blocks with holes in them... make a border out of those on three sides, paint them and stick flowers in the holes so it looks nice, then create a simple sign that states your house number.
