rented property carpets

Hi all, i would be really grateful if you could gove me some advise.

I currently rent a house, which is part landlord managed and part letting agent (they collect the rent only)
I have my carpets professionally cleaned every 3 months (i have 3 children)
Yesterday the man cleaning them said they are very old and very worn, therefor he couldnt get all the stains out and if he comes and does them again it could cause damage to the carpets as they are very worn.
He said that i should ring my landlady and ask for them to be replaced (we've been here 3 yrs, carpets down for 9yrs)

so, is it the LL responsibility to replace them or mine? What if she says no? can i argue it?

any advice appreciated and thankyou

    LL's responsibility to maintain the carpets.

    Your responsibility to remove any stains that you have put into the carpets.
    If the stains have damaged the carpets beyond repair then it is probably a bit of both.

    To be honest, 9 year old carpets are pretty old (for a rental) and are probably at the end of their life so even if you have stained the carpet then your contribution to new carpets should be very small at worst.

    Of course, if you stain the new carpets and they can not be cleaned then you could face a larger bill!

    I would not want them replaced, as you will then be resposible for keeping new carpets clean and with 3 kid that would be difficult.

    Ask your carpet cleaner to give his professional verdict in writing.
  • thankyou :0) I can see your point MX5huggy, and did think of that! im just worried if we ever decided to move they would say we had to replace them as we didnt inform them at the time (if that makes sense)
    hmmm catch 22 situation i think! Do you think i should inform LL but explain i dont want them replacing just yet while kids are so young? (youngest is 5 months)

    You could say that - as long as they only look tatty and aren't fraying to trip anyone up...
