Time to get rid of HIP's?

    The original purpose of HIPs, which were first mentioned in Labour's 1997 manifesto, was to reduce the stress and expense of buying a home by presenting all the relevant information for the buyer to see upfront. This would include evidence of Title, terms of sale, searches, leasehold information, guaranties and warranties and even a survey, called a Home Condition Report (HCR). A seller would have to purchase a pack containing all of these documents before they could market their property for sale.

    If they were FREE would you like them more?

    How many questions do you have about a property that could be answered in a well put together hip?
    Leasehold details; land title map, guarantees for CIGA, FENSA, HETAS (Never seen them in a HIP), Details of planning permission consents, building reg approval, Survey even -
    They'd all take some of the bother out of buying a house. So you'd know in advance that there was a problem with the lease being short, that the windows were FENSA cert'd or not, that they had building regs for the loft conversion, that they owned the front garden...

    The problem is they are poorly implemented and they cost the seller money.

    And I'm sure the govt likes having an army of house inspectors ready for when they change the council tax system and allow annual snooping.

    So are there any stats for this?

    Would it eliminate the husband dying situation that requires the title changing to be the widow? I suspect it'd bring it to the owners attention which might get it done quicker.

    i never looked at the HIP on the house I'm buying, solicitor had a look but it really didn't speed up process at all as most of the stuf she needed wasn't included. Waste of time if you ask me!
