Council inspecting Private lets?

Has anyone heard anything about private lets being inspected by the local authority?

Someone that I know had said that they have had an inspector from the council come out and inspect the property to check electrics, for damp, boilers etc. I haven't received any notification and I do have a regular inspection every 6 months from the landlords agents.

Can't be a bad thing I suppose as so many private landlords cut so many corners but I am just wanting to know if anyone has heard of this happening or if it has indeed happened to them?

Check with your local council - look on their website. Lightbowne in Moston, Manchester has a special set of rules - which I assume includes extra checks. It's to deal with areas that have had real Rackman landlords.
  • Thanks. Checked the website and there was nothing. Was just wondering if this may be some new legislation in place because of the amounts of PL's

Has your friend had any issues with the tenant in respect of repairs? It could be that the tenant has contacted the council e.g environmental health or private sector rentals for example in respect of repair issues. It may well be unfounded but it happens.

How does the landlord know about this visit?

Is the property a HMO? Perhaps they thought it might be a HMO and thus did an inspection to check

Just a few thoughts as your post is light on details to be able to comment fully. HTH.

  • No not as far as I am aware. I haven't had any notification of this going to take place so will just wait and see. If I do find out that this is or is going to be a new legislation in place I will post it unless someone else beats me to it lol

Thanks for the replys so far

Presumably they would have to give the tenant notice in the same way as a LL has to, in respect of requiring access? I wish them luck. I have a devil of a job getting my tenants to be in to give access to tradesmen who want to get in to do maintenance that THEY have requested!

    where do you live ?

the LL may have asked for his property to be accredited - in which case the council send a surveyor round to check its facilities and safety
