advice please - ending tenancy agreement early??

Hi all,

i'd be grateful of some advice for my partner from the wise ones on this site.

early this January, he began renting a 2 bed semi on a short term lease of 6 months. from the day he moved in, issues were raised that were not immediately evident at the viewing stage, and he's so unhappy with the house he's still not properly unpacked. he contacted the letting agent the day he got the keys, and basically has had the run around ever since. as asked, he submitted a list of the problems, and was eventually told that they were not responsible for arranging maintenance - the landlady was doing that herself. they also said she did not have to make improvements, but she did have to repair.

he recently sent her an email listing the areas requiring repair, and her response was less than encouraging. at the moment he either has to have the heating/hot water either constantly on or off altogether, due to a broken programmer - so either no heat or hot water, or massive bills. the front door is too small for the frame so cold air whistles through it. when the curtain was moved, the bedroom window was found to be taped up with with parcel tape, although a draught still comes through and the room is so cold, and the rear patio door (the only main door from the rear of the building, discounting an outhouse from the kitchen) is sealed up due to a sheared deadlock (she says the door is stuck because it has swollen in the damp weather, and it should open in the summer!). surely this is a fire exit and should be accessible?

there are other issues, but the above are the principal ones. his contract says he can give notice at 4 months, to leave at 6 months, but he just wants to find somewhere else and leave, as just being in the house is depressing.

so, wise ones. does he have a case to terminate early, and what can the landlady do if he does?
