Rough idea of cost of 2 storey extension

Hi
I am looking to build an extension approx 25ft x 11ft at the side of my house, 2 storey. Downstairs will be one long room, 2 windows, 2 ceiling roses, 2 radiators. The external wall to the side of the property will require a 3ft doorway made. Upstairs will be 1 bed plus bathroom in the roof area. Gable end, 2 windows, 2 radiators, 3 ceiling roses, bathroom suite, tiling plumbing etc. No stairway required as already one in existance at other side of house. Any one got a rough idea of cost. No movement of plumbing apart from the upstairs toilet to be resited and extending the existing pipes from the boiler for the radiators, sink, bath etc
