    True enough - but I don't consider this as any advantage to using agents. Potential tenants are happy to use the local paper or the internet to search for properties these days. There are many web-sites that provide this service, and for a small fee, you get a very wide coverage.
  • I rented out my flat nearly 4 years ago to move in with my sister. I rented it out for 6 months as that is when my tie in with the mortgage company came to an end. I rented it through the agency that were selling my house. two months into the signed lease the tenant walked into the agency and said he had moved jobs and here were the keys back. the agency accepted this - he didnt get his deposit back (1 month) but I was left wth 3 months paying the mortgage as at that time you could let out less than 6 months (may have changed). In my experience I gained nothing using an agency exept losing a tenant and paying two rents for 3 months. I would do it myself in future unless you have an exterenmly good agency that wouldnt allow for this to happen
