FASHION giant Topshop has beaten budget clothing chain Primark to take over a top Princes Street site.
The chain is set to move into Marks & Spencer's ladieswear store at 91 Princes Street after signing a lease to start in early 2008. Rival Primark was tipped to open its first Edinburgh store in the building, which has around 100,000sq ft of space over six floors.
But it is understood that the deal fell through at the last minute when agreement could not be reached over a condition of the lease.
Topshop, which already has a store at 30-31 Princes Street, is set to open its new premises in summer 2008.
However, the Arcadia Group, of which Topshop is part, has only agreed to lease three floors of the building, whereas Primark were understood to be looking at all six.
A spokeswoman for Topshop said the retailer was looking forward to moving into its new premises. It is unclear whether the current store will remain open.
She said: "We are delighted to announce that we have leased the ground floor, the first floor and the second floor for Topshop and Topman. Our lease doesn't start until February 2008 and the store won't open till summer 2008. It's an amazing location and a great amount of space."
She added that Topshop would probably use some of the space for concession brands such as vintage or new young designers.
Primark is understood to be still searching for premises in Edinburgh of at least 60,000sq ft.
The deal on 91 Princes Street is believed to have collapsed over concerns about a space at the back of the building.
Rose Street Lane South runs at the back of the store, which goes under the lane and over it at second floor level. That area, however, is believed to be owned not by Marks & Spencer but by the council, who can cancel the licence on it.
Marks & Spencer was apparently unable to reassure Primark that the licence would not be revoked, interfering with the store's trading.
A Marks & Spencer spokeswoman said: "I can confirm that we have exchanged contracts with the Arcadia Group on the site."
Arcadia, which is owned by billionaire Sir Philip Green, owns brands including Dorothy Perkins, Evans, Wallis, Miss Selfridge and Burton.
Topshop has more than 309 stores throughout the world, including the world's largest fashion store at Oxford Circus in London.
Marks & Spencer saw off a £9 billion takeover attempt by retail king Sir Philip in 2004.
Last month Marks & Spencer confirmed it was closing its ladieswear shop to expand its larger Princes Street store and bring all its staff and departments under one roof.
Its conversion of office and storage areas into retail space will be complete by October next year. The company shut a third outlet on Princes Street six years ago, saying the store configuration did not work for customers and made it confusing to shop.0 -

Fingers crossed that Primark might take an interest in the vacant property. That location would be ideal! Those we love don't go away,They walk beside us every day,Unseen, unheard, but always near,
Still loved, still missed and very dear
Our thoughts are ever with you,Though you have passed away. And those who loved you dearly,
Are thinking of you today.0 -
