I am moving out of a flat that i bought with my sister and wanting to rent out the room.
Does anyone have a link or a copy of a rent a room agreement/ lodger agreement?

Agree to rent the room i nthe above property for the above mentioned figure.
I agree that I have no rights what so ever and that the owner <insert your name> may chuck me out for leaving the toliet seat up.

But since it's recognised that the renter has no real rights, why are you bothering ?
Not always as simple as that. My cousin was in a house share and broadband was in his name. He got a letter from BT (his adsl provider) saying that they were passing his details on to the film companies for downloading illegal movies.
I have a pretty strict lodger contract which doesn't allow using broadband for illegal content, no holes in walls (I had all walls stripped, plastered and skimmed and my first lodger left the walls in a right state so now I forbid it) & no smoking.0 -

I've learned from experience too roses. However, the house rules are in a separate document to the lodger 'licence to occupy'. the lodger agreement is for their benefit as well as the landlords. It sets out the amount of rent -whether it includes bills or not - so they know exactly what they are and are not expected to pay for,
