Warning . We had our house up with a estate agent for about a year and a bit anyway we have not had one viewing apart from investors. Our houses are four bedroom edwardian Terrace houses so pretty big. Anyway before it went on the market we had lots of people knocking and asking if we wanted to sell which we didnt at the time.
Now I find out that the estate agent has a buisness partner who buys up properties. The same investor who they had sent around and tried to offer us a really low price. The investor said he had bought a house a couple of doors down fifty thousend less than we had ours up for sale . When we checked with the estate agent they were really cagey about the price and would not tell us.
Now we have signed up with a new agent on the advice of someone who had the same agent .He had the same problem and so had a few of his friends . The upshot is that we find out that the house that the investor had said he bought Fifty thousend less than ours had not sold at that price. It sold for almost the same as ours is on the market for. Now this is a very recent sale so not even the recession can be blamed.
Im fuming .My partner went to sign the papers to take it off the estate agent. The girl had the cheek to ask if we would drop the price and they still market it
. My partner asked why the estate agent had a buisness partner who was buying up houses that they were marketing. He also asked her why the investor was telling lies with regards to the price of our neighboures property. The girl went red and clammed up.
Now I dont know if its legal what they are doing but its a conflict of intrest. I feel that its been really underhanded . The other thing was that the other investors all tried to offer us fifty thousend less. Its as if they thought by sending out thease people that we would get fed up and agree.
Houses by me are still selling for a good price as its a really nice area facing a park ideal for a family. Our house has been gutted and has period features which we have kept plus its the end house with parking. So all in all very desirable.
Im hoping someone can give us some feedback is it legal what they have done and has anyone else had this happen to them.

Agents have to (or should) declare any interest. This sort of thing happens every day. I know of one agent appearing on the front page of a local paper doing the same thing. Many developers pay "finders fees" to agents to tip them off when a run down house is about to hit the market.0

You can check out the sale price free of charge at:-

I have recently come across mouseprices
I think it is OK to mention this website.
It isn't trying to sell anything.
It has a shot at giving the price of all houses not just those which have been sold since the year 2000.
It is similar to Zoopla.
I have now learned more about house mouseprices.
You can get a lot of information on this website free.
But if you want a valuation of any house at all they will send you the same valuation as they would offer to a professional but there is a charge of about £20.
I have now removed my link to mouseprices.
You can get a free valuation for anyhouse INCLUDING YOUR OWN
but you can also get a paid for valuation................................I have put my clock back....... Kcolc ym0 -
Thanks I really appreciate your replies.0

If the agent are members of a professional body, report them. Its not an illegal practice, but they must adhere to strict rules.Be-littling somebody only make's you look a bully.Any comments I make on here are my opinions, having worked in the lettings industry, and through life.0

95% of estate agents are crooks. It's a statistical FACT.Warning . We had our house up with a estate agent for about a year and a bit anyway we have not had one viewing apart from investors. Q. How do you know an estate agent is lying?
A. His lips are moving
P.S. If you shake hands with an estate agent make sure to count your fingers afterwards.0 -
Just report them to trading standards - if you dont, someone else will be more likely to get screwed over by them. How would you feel if you had been the person that got screwed over? I bet.0
