EA tie in period question

My brother is selling his house and has a tie in period with his EA of 12 weeks - he has the possibility of selling the house privately - if he has to wait the 10 weeks left of his tie in period and the EA continues to give property viewings, what would happen if anyone was likely to offer the full asking price (ie. it is easy to say he wouldn;t accept an offer of a lower price)? How would he get round that possible problem?

im not sure how it works i wish we had this problem lol. you cant be forced to accept any offer and not many people will offer asking price at min. the best i can say (and people who are buying will all scream at me) is stall them as much as possible if he is doing the viewings himself say 'im not available till next week' etc. and if he gets an offer say 'i need to think about it' and wait a few days before ringing back to refuse. he could also try saying that he doesnt want to accept the offer as the house he wanted to buy has been sold and he needs to find somewhere else. 10 wks isnt that long and seen as we are only seeming to get viewings about once every 3mnths hopefully it wont be a problem. good luck i hope his sale all goes well.:coffee:i find a cup of tea can solve most problems:coffee:
