"Amateur" Landlords - ROTFLMAO

I came to the end of a 12 month tenancy last month.

The LL said that he wanted a rent increase because "Agents had been contacting him telling him that they have people desperate to move into this particular block for more money"

I declined and in addition told him that I wanted to go on to a periodic tenancy due to the current employment climate.

LL then sends me a new 12 month AST with some glaring errors (no mention of TDS, just that the LL holds the deposit.... LL requires access within the last 28 days of tenancy..... (no mention of 24 hrs notice)......

Emails me to say that he has not received the signed tenancy back. (Not surprised really, I have not signed it or sent it!)

I email him to tell him (again) that we are currently on a periodic and that is how I want to continue.

I get a reply saying "OK, how about 6 months....." because...... according to him.... "It is ILLEGAL for me not to have a signed tenancy"!

There should be a test and exam for these wannabe property magnates!

    You have one signed and it's now turned into a periodic.
  • What a !!!!!, finding someone will likely take a month before they move in - this will probably negate any price increase he gets from a new tenant. Worked a treat when my LL tried up ours from £700 to £775 (settled on £725)
  • If you dont sign he can either forget it, serve a section 13 notice for the rent increase, or evict through a section 21.

    It is not unheard of for landlord to give notice because they think the tenant is being differcault.

    Find out what he wants to increase it to and offer to meet in the middle.

  • Ours is up in May, looking to go periodic as we want to move out of his draughty place before the cold weather comes around next year (its a great place in the summer though!) - hopefully he will know what he is doing, as he has done so far. If he thinks we are difficult tenants, he has got a whole lot of shock to come yet in this BTL game if he was to lose us early ;)

    You can check if your landlord has a mortgage (or any other charge) on the Land Registry website for £3.

    It gives you information about whether there is a mortgage or not (near the end in "charges register" bit) but not how much it is. It also shows when the property was purchased and, if it's a fairly recent purchase within the last few years, it will also give the purchase price paid. This can of course be helpful information (although not foolproof) for some peace of mind.
