    Well aren't we a happy friendly trusting bunch of folk??! ...I've jsut come back from a trip to the USA, at all times strangers struck up conversation with me, telling me detials I wouldn't dream of disclosing, but their trust in me as a stranger was heartwarming. At all times I was initially suspicious of their motives, and each time I was wrong, they were just friendly!

    Good old GB, where the ppl are suspicious, judgemental and need 'proof' of everything at all times (which keeps the pen pushers in business I suppose). Good luck to us all and our stifling stiff upper lips!

    Here in Oz offers are legally binding - when you make an offer you deposit a small amount (about $1000) with the EA. If the offer is accepted you have 3 working days to pull out and lose the deposit. You can make an offer subject to survey, and if the survey is unsatisfactory your money is returned without penalty. Seems to weed out time wasters without anyone having to reveal their financial status.

    Well if I was a seller I would want to see proof. Perhaps a way round it is for the buyer to disclose the information to their own solicitor who can then simply confirm to the estate agent that there are enough funds.

    That should weed out the liars and dreamers.

    I would only accept an offer on the condition that proof of being able to pay would be forthcoming within a week of the offer being accepted. If that isn't possible then I would not believe the buyer could buy.

    We live in a very pretty lane where there are a number of dog walkers and also people generally walking as there are woods front and back. Over the years we have had a couple of cheeky !!!!!!s knocking and saying this is the house they dreamed of having and could they have a look around!

    As we were selling a fairly large house we didnt want time wasters, nosy parkers and particularly asked the agent to ensure that people wanting to look at our house had sufficient funds and were not just day dreaming. We had one liar who said that they didnt have anything to sell. So it works both ways. TBH I would be suspicious of someone who was potentially a buyer but wouldnt give any details of his financial position. There were three people fighting over a house in the next street a couple of weeks ago and the person who got the house was a cash buyer and proved it.
