No HIP

How many EA would say "Oh not the HIPs not done yet, it's just on the market" when I can see from property bee it's been on since august 08?

    If so why not report the Agents in question?

    Does it really matter? The things are useless and doing stuff like reporting agents will encourage the government into thinking these things are supported by the public and that we find some true worth in them :(

    As simply saying "I agree!" is too short a post to be accepted I have to do it this way.

    Well tbh it's useful to see the title deed sometimes before you go and have a second viewing.
    I viewed somewhere that backs on to a brook and the owner reckons he owns to the brook. But I've found a document done by the council showing ownership of the land and he doesn't. In fact he owns only a tiny bit of garden and there's a lot of land unregistered there.
    Looking at the deed would tell me if what land is attached to the house - saves me paying £3 to view it online anyway.

    That house almost certainly hasn't got a HIP as it's a couple who've split up and he's really not for selling...

    The next house we've booked to view though has been on since August and hasn't got the hip done yet...

    I do think the idea of the HIP is right - but the implementation is unpopular as it costs money. Ensuring the title is in the right person's name before it's marketed is helpful surely?

    I'll be more than happy to pay 3 pounds for you to look at the title register. HIPs don't cost 3 pounds though!

  • The only part of our HIP that was actually of any use was the Energy Certificate. The rest of it the solicitor said was useless and ended up writing to the Vendors solicitor to ask for the name of the person that actually signed off on it. Ended up doing his own searches.
    It's not easy having a good time. Even smiling makes my face ache.
