    The EA called again yesterday whilst I was at work and asked whether I wanted to put a bid in.
    When they were advised that we planned to discuss it over the weekend, they stated that it would be to late if we did that and that the vendor ws going to make a decision over the weekend.

    The EA called again yesterday whilst I was at work and asked whether I wanted to put a bid in.
    When they were advised that we planned to discuss it over the weekend, they stated that it would be to late if we did that and that the vendor ws going to make a decision over the weekend.
    Unless the offer is going to result in a cash sale on Monday morning, you can still put in your offer early next week. The vendor can change their mind. I believe (though I may be wrong) that the EA is legally obligued to pass all offers to the vendor.
  • Surely a 5% depopsit is not enough these days? Maybe a company like Barrattts have ways around this, but might be more liklely to accept a lower offer from someone in a better position. Unlike the average vendor they will not have any sentimental considerations. Beware of EAs trying to play buyers against each other, and whipping up hysteria.

    forgot to add I now have a 10% deposit and a mortgage agreed in principle - the EA is aware of this too

  • Good luck then. The only advice I would give is stick to whatever price you think it is worth. Don't get caught up in the excitement and make an expensive mistake.

    It sold in 2006 for 126k.
    So give or take its 20% down on its peak price, I was planning to offer circa 94k so would be nearer 25%

  • Spoke to the EA and advised them I would not be making an offer until I had made at least 1 further viewing.
    They have tried to contact the seller to arrange this but say it will be Monday now.
    Strange they failed to mention the outcome of the offer which was being considered.
