Building regs

I am in the process of moving house and there will be a few things I would like doing. It's a 2 bed bungalow with an extension that we want to relocate the kitchen into.

What I need to know is will I need to get specialist tradesmen in for certain jobs or could I use a tradesman that advertises as 'home sevices'? I have the leaflet advertising that this man does carpentry, electrics, plumbing, & general building work.

The jobs list so far is...

Relocate a radiator, enlarge boiler cupboard to house washer (and plumb it in) & dryer, fit french doors (knock a hole in wall) between lounge dining room, create a 'false' chimney breast and fit fireplace in lounge (gas or electric but no fire there at present).

Can anyone help me with what might need building regs and specialist tradesmen rather than a 'one man for all' tradesman?

  • Latest Building Regs. require that gas and electrical work is carried out by a competent person who is REGISTERED for self-certification ie. he issues certificate for work done. Check that your builder has registration before he starts.
    As far as I know domestic plumbing and building work is not regulated.

    If the wall you want to knock a hole in is a structural wall you may need permission. Best to check with your local Building Control. If gas is involved in anything you will need a Corgi registered fitter. Some electrical stuff needs to be certified these days.

    You will need a registered tradesperson for fitting your fire.

    You don't necessarily need a master builder to knock a hole in the wall, but you will to establish with some certainty if it is a structural wall. You may have to fit a steel to keep the support and this should be signed off by Building Regs.

    The rest, your man should be able to do. Make sure you trust him!

    There are fan Flued and balanced flued fires available.
  • Might be a good idea to get more than one quote for the work you want done. Ask around it's best to get in a builder thats been recommended to you.

    Flueless gas fires are now available, they work with a catalytic converter, so there's no need for a flue or chimney. Burley do some nice ones.
