Sorry, eyes to sore to read thoroughly. But Im just wondering if they feel the house has been improved over their ownership and so will be reluctant to take lower offers.0

One other thing to bare in mind (though it is not your problem!) is how much mortgage they owe on the house. this will effect the price drop they would be willing to take/not take.
we took less than we paid for our house in 2006 but it still covered the mortgage. we know some people who are trying to sell their house for £145k but owe £140k and so most offers are coming in lower and they cant cover it.

Would you need to do any work to the house?
If you really want it try around £155k - £165k. But still hard to say because it depends on the surroundings and plot size etc.0
