has anyone used mouseprice.com?

as per header, has anyone looked on mouseprice.com for house valuations and were they any good at valuations. The house we liked I had offered 417k on and it was rejected on monday, just checked mouseprice and it is showing at £417,400.
I know i cant based it that price totally but i thought it was uncanny that i was only £400 out. Doesnt make any difference to me beause they still rejected my offer:p

Zoopla is an alternative that has been mentioned here before. It works on the price paid and then makes adjustments. Probably best to look at 'the big picture' for the street on Zoopla to make a judgement. http://www.zoopla.co.uk/0

yeah for me zoopla was ot for instance the same house on zoopla is 456k whereas as they only had it on rightmove in 2007 for 450k, and mouseprice showing 417,400.Listen to what people say, but watch what people what people do!!0 -
I thought Zoopla was more accurate than Mouseprice. Mouseprice shows my purchase price completely incorrect, so I guess that's why it's so far out. It's 20% out on the purchase price, but we also paid undervalue, then did extensive work, so I guess that's why it is out.0

Yes, I found a link from a blog post on UK's free property information websites. I think it's essential if you want to get an idea of what an area is worth and a useful tool if your thinking of buying a property and want a property valuation.0

Zoopla is rubbish. It values my house 30k more than what I just paid for it. It's better to look at past prices and use the halifax house price calculator0

I'm not entirely sure mouseprice is entirely accurate.
A house I'm looking at was bought about 4 years ago and was _completely_ renovated. As that sale price (for a house that was in disrepair and therefore under value for the area) is the only one available to mouseprice for that property and only a handful of others on the same street/area, the current valuation isn't fair.
It's ok by me though as my accepted offer was less than what mouseprice thinks and that is well below other houses are valued at by mouseprice!
Also, the place I'm in now hasn't got any previous sale history so the mouseprice value is again based on houses in the street/area. It's value is at least £80,000 over what it is worth if it were to go on the market now. So the opposite of what I'm looking at buying.
I wouldn't trust mouseprice very much with limited sale price history in the area.0 -
Much better to do your own research on the price paid on other houses in that street, I reckon. Base your valuation around these. These sites don't take account of renovation, larger gardens, loft conversion etc., all of which can add to the value of a particular house.0

I found it was way out on my house price too. Being that all the houses are the same (exactly give or take decor) on my row, it has them valued v differently. I think it was skewed by the fact I bought mine from new whereas some of my neighbours have bought and sold over the years which has adjusted the price!0

Mouseprice.com is also a place that you can find how many days on the market a property has been listed and also if there is a price reduction, how much it has been reduced by.0
