Indeed, I totally agree with socrates.

There is always a reason for everything that happens. You need to get to the auction and ensure you get your own back by picking this place up for peanuts. I would expect a much lower price at auction compared to the EA asking price even with your 8k discount applied. Don't get too emotionally attached at set yourself a budget before going in. If this one doesn't come through there are thousands more houses waiting for your hard earned cash.
