    thanks to all replies. will try nw index.
    had 3 estate agents who said 310k 307k 305k.
    we want quick sale so thought 299k.

    I think you are bang on the money based on the fact that the EA will value it with the assumption that you will take offers.

    I think £299,000 should generate interest, however you will find that a property will find it's own level by way of the response you get.
