I'd contact a corgi registered plumber and ask them to check the system.

If it is something that has been wrong since new get them to write a report, you will have to pay for this, and send a copy to Barretts and NHBC and ask who is responisble for the repair bill, chase until they answer you and get it sorted.

If it's not a fault from new then you need a quote and get it fixed. You might have some come back on the boiler manufacturer, but that will depend on what the fault is.

Must ask how have you coped with an unlivable downstairs for 3.5 years?

I would try to get all 6 of you working together then (to save money and get more bang for your buck) I would look at haveing the system checked by some one from http://www.iphe.org.uk/ to see if it specified correctly (rad size boiler size etc) and if you are operating it correctly. Then a survey to see if the houses are built correctly maybe try and get a thermal image of the houses to see where the heat is going.

The thanks button is in the botton right of every post execpt yours when its an edit button.

With new houses you REALLY need to get things sorted out as quickly as possible (we live in a new house and so this is experience speaking). When you first move in, they will fix most things, they will fix some things for 6 - 12 months, after two years thet REALLY don't want to know at all, 3.5 years you are flogging a dead horse with a paper towel... :(

That isn't much help, though :(

I would say that you need to get a REALLY good central heating engineer in to work out what is wrong and how to fix it, but I think that you will really have your work cut out trying to get someone else to pay for it...

    Good luck
