What does "20% off Agency Fees" actually mean?

Ok one of the rental agencies in my area has the following statement added to all/most of it's rightmove adverts (nothing on it's own website about it...):

"Winter Warmer! 20% Off Agency Fees for all new Tenancies agreed by the end of March 2009"

What is that likely to equate to? 20% off of the asking price for the rental? I assume not - otherwise they would be dumb not to reduce the asking price (since they would fall within better serach bands). If not, what else could it mean?

    Its means we put up our fees by 100% in December and now you can have 20% off!!

    It won't mean 20% off the rent. I don't really know how an agent can charge a tenant anything but some how they do.

    It will be 20% of their credit check and admin fee... Useless.
    We are looking to rent another house with the same letting agent, and they still want £100 - apparently, they need to do another credit check!

  • It means that they've increased their admin fees by 20% and are then knocking back up again!

    You think you've bagged a deal - they gain more customers at no nett loss.

    Unfortunately - in more ways than one - there is not a HUGE choice of rental property available to me... so this discount doesn't have much sway...

    Looking for a really nice 4 bed family home in a historical university town (virtually all flats or student lets :rolleyes: ) is a pretty difficult task... :(
