End of 12mth AST

Hi
My 12month AST is coming to an end within the next . I'd like to stay in the house but on a periodic tenancy. I have not been able to get hold of the landlord and the letting agency are pushing a 6/12mth tenancy
No section 21 notice has been issued.
Would I have to leave at the end of this 12 month AST if I do not sign up to the new 6/12mth contract?
Do I still get 2 months notice or do I have to leave on the last day of the current AST?
I have not cancelled the standing order so the payment for next month has gone out

You dont have to leave at the end of the 12 months. A statutory periodic automatically arises.
The landlord/agents will be required to give you 2 full calander months notice ending on the same date in the month that the fixed term ends.0 -
thanks - do all of the clauses from the original 12 mth AST apply or do they change with them being a periodic tenancy?0

All the clauses stay the same, the agents just want a further fixed term so to make them extra money.Be-littling somebody only make's you look a bully.Any comments I make on here are my opinions, having worked in the lettings industry, and through life.0

Under a periodic tenancy you, as the T, have to give one month's notice and the LL has to give you two, to tie in with your rental period.
If you have your LL's contact details, it may be worth you writing to him/her to confirm that you are happy to remain under a statutory periodic tenancy.
It's likely that the LL would still have to pay management fees to the LA if the tenancy continues under the periodic agreement but the LA is likely to try to charge the LL, as well as you, for drawing up an unnecessary new contract.
If you've been a reliable tenant the LL won't want to lose you - check out what other similar properties are available locally so that you can highlight the fact that some properties are sitting empty. The thought of a month or two's void is enough to normally persuade a LL to keep you in his/her property on mutually acceptable terms.0
