i would wait and try and fix for 5 or 10 years though, i think 2 years is not long enough.I am not a Mortgage AdviserYou should note that this site doesn't check my status as not being a Mortgage Adviser, so you need to take my word for it. Been looking for months for a 5 year fix below 4% but best I can find is around 4.4%. When I do find one Im gonna pounce on it as thats a great rate for a decent period of time. You killed me scooter!!0

I'm waiting for a 4% 5 year fix too - think they'll only be available for low LTVs though.0

For new customers, Nationwide have a 2 year fix at 3.98% with a £995 fee for LTV of 60% or less.
Existing customers can get the same rate on up to 75% LTV.
I'm an existing customer with a small mortgage and am currently tempted by the 5 year fix they are offering for 4.68% with £299 fee (for <75% LTV). However - as the house price calculator only gets updated quarterly, so my LTV is going to remain stable until after the end of March - I am tempted to give it a month and see whether a lower deal becomes available (I'm on SVR at the moment).Operation Get in Shape

Woolwich are just bringing out a 4 yr fixed rate at 3.99% under 60% ltv.0

Principality has a 4 year fixed rate at 3.99% 60 LTV and £999 admin fee.
Good rate, but you don't have the option of overpaying.0
