help with mortgage?

  • Hi,

Make a visit to the CAB and ask if they will do a benefit check for yourself and husband. Help with your mortgage costs depend on when you took your mortgage out, if you go on income support this will start your time ticking for when you can start a claim for housing costs. The benefit system has all nooks and crannies attached to it, so I would either phone the CAB and explain your circumstances and ask for an appointment with a welfare benefit specialist, who will ensure you claim everything you should be.

Looks like you should also be claiming council tax benefit, child tax credits, possibly disability benefits for your partner if he qualifies. The CAB will do all this for you don't take as justice when the Jobcentre Plus tell you that you can't make a particular claim.

    Exceptions

Customers who are new borrowers (after 1/10/1995) and in one of the following groups are treated the same as existing borrowers (before2/10/1995)

Customers who are treated as Carersfor the purpose of their income support or income based jobseekers allowance claim

Prisoners on remand for income support purposes only

Customers whose mortgage payment protection policy will not pay because the claim has been made as a result of a pre-existing medical condition.

Customers whose claim on a mortgage payment protection policy has been refused because of a condition related to HIV or AIDS.

People who claim as a consequence of the death of their partner or because they have been abondoned (and abondoned not left ;) ) by their partner, and they have one or more children under the age of 16

Last paragraph, what is the difference between left and abandoned?

Left means they have left you, but you know there whereabouts and are able to contact them, apparently abandoned means you have no idea where they are, where they work, where they live and you cannot contact them etc,etc
  • During your pregnancy your entitlement would be JSA, it will change to IS in the last 11 weeks of your expected due date, maternity allowance may also be claimed at this time. With either benefit you will also be able to claim council tax benefit. If you and your partner live together, he is not working and there are no children then it maybe be better for your partner to make a joint claim for JSA until your 11 weeks. hope this helps

Basically - at the risk of repetition -

    1. the state expects you to take out a mortgage protection policy to cover the 1st 9 months. Did you? If so, CLAIM!

    2. If not - try to get your mortgage payments paid under one of the exemptions mentioned. Sounds like you might qualify as a "carer".

    3. Only the interest will be paid. The taxpayer will not buy a house for you, but
just pay the interest so your debt doesn't grow.

    4. Claim any other benefits you might qualify for (DLA etc)

    5. Since only interest will be covered, ask the mortgage co to convert your mortgage to interest-only. Since they want you to continue paying rather than being driven to bankruptcy, they should agree with this.

    6. If you or yr partner does start work, you may be able to claim tax credit.

    See this:- http://scotland.shelter.org.uk/advice/advice-3746.cfm

Something I learned from this - there is a ceiling of 100k. Wonder if lenders ever tell this to clients! Ie - "here is a 150k mortgage. If you lose your job, once your protection policy runs out you're on your own for anything over 100k".

As an aside - true, renters get rent paid through HB. There are limits on this - and people often have to move to a smaller house/flat to fit within the rules.

Basically, it can't be said, despite what the Express or Mail may tell us, that you can live the life of Riley if you're out of work.
