To anyone who has sold and moved recently

Hi all, I wonder if anyone could answer the follwing for me. Basically we have accepted an offer on ours and without getting my hopes up too much it looks pretty promising:j. The buyers have mortgage agreed in principle and have nothing to sell.
Anyway having never sold a house before I was wondering if anyone could give me an idea of timescale.
As far as I am aware it should go something like this...
1. Accept offer
2. Survey done
3. their mortgage valuation done
4. exchange contracts
5 complete.
obviously there is various paperwork along the way but is this pretty much it? If so what sort of timescales is each stage taking? I realise it will vary but wondered what is 'the norm'. Also who should I chase up about things, the solicitor or EA? We accepted an offer a week last Thursday and have had paperwork from our soliciotrs but wondered when is it likely that they will want to be doing the survey etc? Also we are anxious to complete as soon as poss so should I be chasing people and if so who?

  • There is lots of admin in the process but what you have said above is basically it.
    If the house you are buying has a HIP which is up to date then that could shave a week or so off the completion time, average completion time is 10-12 weeks but it does ofcourse vary so much case to case. Your solicitor is the person you should chase most regularly even though your estate agent should also be chasing both sides for regular updates, your best bet is to call your solicitor once maybe twice a week and the estate agent 2 or 3 times a week. That said a good agent will be calling you anyway.
    Oh, forgot to say, for the first week to ten days things may look as if they are going slowly but thats because the solicitors will be doing all the work behind the scenes, after that things go quickly and are a bit more out in the open for you to see progress. The survey could be done any day but id chase that up with the agent who can call all relevant parties and do any chasing required.

    Basically keep phoning the agent and your solicitor and you wont go far wrong, dont feel a pest as they both work for you and thats their job even if sometimes we forget that!
  • Average 12 weeks.
    Not many are completed in less than a month.
    Mine took 18 months due to special circumstances and it was very well worth the wait but that is a long story which will not be told here. ;)
