Embarassed to put low offer ... how to do it pain-free??

Hi,

Just need some advice on how to put low offers when you intend to buy a property...

First time buyer here, looking for a home to live, but not wanting to pay too much due to inexperience:confused:

In all honesty, I feel embarassed :o to pick up the phone to say my offer, so was thinking, maybe email is better?? You think EA will follow process online, exactly as they would if you phoned them??

What are your thoughts or previous experiences?

PS. When i say low, i mean between 11% & 15% off asking price

  • The last 2 houses we put offers on - our solicitor did it for us... That was over 3 years ago though tbh I think right now any EA/vendor would be happy that someone was showing an interest?

    Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
    Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.

    We put our last offer in writing & handed it to the EA. We sort of explained our reasoning a little bit & also pointed out that we had a mortgage in principle & had a solicitor.
    1% at a time no. 40. £8000 (For dream family holiday) 94/100
    MFW 2013 no. 62 £10,000/£10,000
    MFW 2014 no 62 £8000/£7000

    if you have a deposit and a DIP - get on the phone and put your offer forward and mention you have a ready deposit and a DIP (proof available). In this market, hardly anything is selling so with the above two you are a strong candidate as a buyer

    Thanks for all replies ;) It is really enlightening to know different ways to do it.

    I agree with liz-paul, about writing and explaining reasons, as it helps sellers to see your viewpoint as well.

    Btw, put my offer today, so I am excited to see if my rethoric gets me somewhere !! lol

    Anyway, if it is meant to be it will, if not oh, well! something better will come along ;)

    No need to be shy or embarrassed. With email you cant be sure if its been received and who read it. Call them up and make the offer to someone in charge of sales. Whats the asking price and type of house you are interested in?
  • We emailed our offer a few months ago and put our case forward for why we putting that offer in.
    I can't see the harm in email. If you haven't heard anything after a few hours give them a chaser call
