What offer do I make on Bryant new build

This is my first post!
Bryant new build - £325,000 2 years ago, now reduced to £250k. I am thinking of offering £200k - would like to calculate how much it cost them to build (ex land) - any ideas anyone? Any experience of low offers being accepted?

    New builds invariably fall down after a few years so don't offer too much.

    What type of property is it? Offering around £195-205k to start off sounds ok.

    Its a 3 storey 6 bed terraced with single garage around 2100sq foot.

    how far u think the money will go? sorry but it does sound greedy... great deal if you get it mind you, but if people keep offering silly low amounts then we'll all be out of pocket. that 50k will employ 4 folk for a year u know.

  • I understand what you say but on the other hand the property remains unsold and I would think that builders in the current market are concerned about cash flow and therefore to be able to sell properties albeit at a much reduced profit would surely help (rather than the houses standing empty and unsold) and therefore keep people employed?.
    Unfortunately I am not able to pay £250k. It is also up to them whether they accept - they can always say no.....

    I just wondered if anyone on here has any experience of the new home builders attitudes at the moment to reduced offers?

    A property is only worth what someone is willing to pay for it. If there are no takers at the £325k then it just isn't worth that, and if none at £250K then it's not worth that! Who knows what the developer would be willig to settle for. It all depends on the pressures that they are facing from their financial backers to sell units.

    If they accept £200K then good luck to you. If not, you've not lost anything. I've done similar myself recently with a house where I've made it clear to a developer what I'd be willing to pay them for a new build. They've rejected it saying that they want an additional monies which I'm not willing to pay. If it's still not sold in a month, then I may hear from them again! You can only put the ball in their court. Even if that means not getting many or any extras, you can ask.
    Almost debt-free, but certainly even with the Banks!
  • In a few weeks time Bryant`s will be no more and will revert back to George Wimpey in what is in effect a cost cutting exercise so both will be under one identity . On the Bryant site that im on there is a significant push to get as many homes completed before this happens . Offer something silly and you may just get lucky .
