Advice needed with buying land please

I am interested in what is described as a 'potential plot' of land next to an existing house in a cul-de-sac (no planning permission at moment). Can anyone tell me what I need to find out/which professionals I need to employ to see if this could be a plot for building my own house? Thanks

    But very risky.

    But then the value of the land will rise and so will the sale price. Normally, if the plot stood a good chance of getting planning permission for a dwelling a small developer would have snapped it up. Have a good look at the planning history - you might find previously refused planning applications for a dwelling, or even a dismissed appeal which would be bad news. Although, it may actually be a genuine plot - so you need to research it thoroughly and seek some informal advice from the Council's planning dept.

    This 'potential plot' is part of the garden of a house at the top of a cul-de-sac. Apparantly, the owners have neither the time nor the inclination to go for planning permission. A builder did get '95%' of the way to getting approved planning permission, but then had to pull out because his bank said he was over committed. I am interested, but the price seems very steep to me (£100K) for land with no PP. I don't have any sizes, but this builder managed to get a 4 bed detached on it.
    Any thoughts?

  • Only the Council can advise whether it is suitable for a dwelling - if the previous developer did have some success, then may be it is suitable, but I'd still be wary as the previous developer's excuse for not proceeding sounds a bit thin to me.

    Whilst the current owner could apply for planning permission - even just outline permission to establish the principle of the suitability of the plot for development, if they've no inclination to, then it's up to you to find out the likelihood of getting permission. £100K sounds very expensive for a plot with no actual planning permission. Although it may be worth it if you can end up with a 4 bed house there!
