    It's a bit of a game at the moment to see who will crack first. If your vendor won't budge then just tell them you cannot proceed until you find another buyer. Your buyer if buying as part of a couple might have a chat tonight with OH. Depending on how much they want the house depends on how long they will hold out. They are obviously keen to move by offering to exchange in 2 weeks. Are they renting? Is this the date the rent/contract runs to? I would just keep quiet for a couple of days and take more viewings.

  • If the valuation has come from the buyers bank, does that not mean that they will only lend them what they think its worth. if so they might not be able to go ahead with the sale anyway.

    We were £15k adrift of what our sellers wanted we asked them to try to get a price reduction on the property they wanted. They agreed after 2 weeks to reduce by 5k, we then said we would go up 5k leaving the guy in the middle almost forced to contribute the last 5k.

    Silvercar We are hoping that something of this kind will happen but sadly property in the area we are buying in is selling like hot cakes & we feel we will lose our purchase if we have to wait more than a couple of days. Still we live in hope

    Linda.b, as far as we are aware our buyer has a large deposit so the actual amount being lent to him is not affected. Our broker suggested he may even have told the mtge co' he was buying for the lower figure in order to gain a lower valuation Who Knows??
