Hips

We put an offer in on a house and am currently sorting out a solicitor etc. It occured to me though, when would I see the HIP as I don't think I've seen one yet? I'm not even sure what it is to tell the truth, just know it was something that was coming in.

House has been on the market over 200 days.

    Ask for it; otherwise it's likely to go straight to your solicitor. It won't make much sense to a lay person. Except maybe the pretty picture on the EPC.

  • Why do you want to see it?

    The solicitor will request it as part of the conveyancing and if your lucky it will have been commissioned under 3 months ago, if not you will have to pay for the searches anyway.

    They are a waste of time and completely and utterly a waste of everyones money.

    If the HIP is over 5 or 6 month old your solicitor may want the searches updated, this is for your benefit and his. It is worth seeing the HIP yourself, (in my option) the EPC may give you an idea of the energy costs of your new home, the title register will tell you any covenants you may not agree with. The title plan will tell you the land you are buying. Make sure your solicitor does not charge you for information that is still valid in the HIP, if not, get the seller to pay.
  • It's not that I necessarily want to see it. It's just I remember hearing about them a few months back but honestly don't really understand what they are.

    Now you've said about the EPC, that is on the bochure for the house. Not that it really means much to me.

    I've got an appointment with my solicitor tomorrow so I'll ask about it.
