New Build -Negotiating Best Deal Pls Help -Is this too cheeky, will they laugh at me?

    How many plots remaining of your choice? Try and get the price down to £200k or less.

    Cheers - well very early days but trying to negotiate will at least if nothing else give me some experience for the future x

    All in all there are 6 plots left - 2 within budget and choice - so will try my best but wont hold my breath either x Fingers & toes crossed lol :D

    Hey,

    Regarding the valuation etc.
    It does depend upon the builder but, before i started i got myself three valuations from estage agents the week before i saw the builder. All estate agents valued it at 140k.

    When i went in with this written paperwork, it helped as they photocopied it and set up an appointment for one of teh builders reps to have a look at the house - to see if it sellable.

    He came round had 15 minutes look round, had the estate agents paperwork and made me an offer the next day.

    Perhaps get you house valued for your own interest by a couple of estate agents and at least you can look on the ball with information at the ready.

    One thing that was really annoying in this whole process, I was given 28 days to complete from when we signed, so do a lot of the leg work now - i.e get verbal mortgage approval, get estate agents round, get solicitors checked out for prices etc etc becasue as soon as you think its a deal and sign, the clock gets ticking and it can be quite stressful,

    The property is now up at £240k, firstly I was going to try and knock the price down say by 25% to say £180k. If sucessful I was then thinking maybe of offering my current property as 75- 80% of the negotiated price and then to repay the remaining share over 10 years, as part of their equity /
    helping hand scheme.

    As I said Im probably being far far to cheeky, but that way we wouldnt require a mortgage, I know that the amount we repay is subject to market
    value at the time we repay but based on some rough calculations we could easily afford this.

    We want to move as quickly as possible and due to my husbands disability I would need to be spending money to have back garden paved for ease
    of maintainence purposes and we would like a small conservatory added on too.

    So is it worth a try or am I totally doolally ??

    Well all i will say is you will be very lucky if you get that! We agreed a deal (originally theres was up for 250k) last july at 235k on theirs and 150k part ex for mine. After a valuation on theirs they agreed to lower it to 225k.
    They issued contracts not till dec (5 months later) and never signed. Now they have changed the offer and said mine at 140k and no reduction on theirs. We are now 10k out of pocket having still reserved it.

    Whats more they are now marketing the properties at 229,995 and still kept our deal at just 225 - great ay.
    I wish you well but they drive a very very hard bargain so i would be amazed if you get anymore than 15k off the price.

    Whats happening with urs sounds like a nightmare! Shame processes like these get so tedious and stressful, hope all works out ok with urs soon

    ye, the builder is persimmon. its a nightmare for us at the moment but the best of luck to you:)
