Looking into renting out my home - advice please

    What happens if you are letting a property to tenants and then new regulations come in? Can you usually rely on your LA to tell you about them?

    I ask because my parents own a property that's divided into 3 flats and let out. They inherited it in 1990, and it's been in the family for decades longer than that - since before the war or just after, I think. It's been let all that time, so there must have been all sorts of changes to the rules in that time - gas certificates and smoke detectors etc. I know at least one of the tenants has been there 30+ years, but I think the other two are much more recent. The property is managed by the LA.

    I expect my parents have probably done everything they're supposed to do - they're very scrupulous rule-obeying kind of people - but are there any particular regulations I should make sure they're aware of?

    ETA They own it outright, obviously, so no mortgage issues to worry about.

    Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
    Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.

    you need to ask the LA if the property complies with the 2004 Housing Act
