Costs to sell a house

Hi,

We are about to put my deceased relatives house on the market. What costs will we as the sellers incur?

I know we need to get the HIP done - how do we get the best for this

    Not the cheapest but I've used the companies before and they offer a good service.

    I don't know, I would say that 1.25% + VAT was VERY cheap! :)

    Solicitors fees often vary depending on the value of the property.

    HIPs are fairly standard (should be in the region of £260/£300).

    Estate agent expect 1.5% to 1.75% (possibly more, rarely less) + VAT at 15%.

    Has the house been left to you in the will? If you are selling it for the estate, then the estate should cover the costs of selling and not you. Since all of the costs can be deferred until after the sale, you wouldn't personally be out of pocket (the sale would go through and the fees and HIP can be settled directly from the proceeds).

  • Has anyone experience of a cheap but reliable HIP in Croydon, Surrey area? Also cheap but reliable selling conveyancing also in Croydon, Surrey area? The main thing is reliability but cost also VERY important. NOT buying at this time.

    Neither HIP nor solicitors need to be a local company.

    I used hips4u and was satisfied - they subcontract all the elements out, but had it all complete within the 10 days.

    I'm using a 'local' solicitor for my sale, but they are actually 300 miles away - I'm using them because I've been happy with their performance in the past, and they were quite happy to take on an instruction from anywhere in the country. Perhaps you could look at solicitors from up north rather than a london based on? The only downside is you'll need to post all of your documentation to them.
