Reasonable offer on £170k house?

Hi,
We've had our house on the market for a while, about 9 months, and just dropped it from £122,500 to £100,000 with a view of offers around £90,000. we've previously had offers at 90 and 100 but could not find anything to buy.

We've seen what we like, a development of houses, four are for sale at between £170 - £180k.

They are about 4 years old, initially they were for sale at £210 - when new.

The houses seem at a reasonable price but have been on the market for a while with no reductions.

What do you think is a reasonable offer, given these conditions?

    Perhaps you might get a different answer from the House Prices sub-forum?

  • Well, goto the Nationwide website (or one of the other sites that give free house price valuation), to find out what the price should be now - the price will be based on the area and the value from 4 yrs ago.
    Go round and view all the four properties, see which of them is in the best position/most deperate to sell.
    You're in a fairly good bargining position as there are four of them - however you still have to sell yours.

    Don't worry, this is the right forum for your question. The house prices sub-board was started as a place to discuss general trends in house prices, back when those of us who believed they'd fall were considered insane :rolleyes: It became a bit redundant when the crash was no longer something that could be denied, and so was widened to include general discussion of the wider economy. This board has always been the place to discuss individual cases.

    Personally I'd wait until you have an offer on your house which would put you in a much better position. How long ago did you get those offers of 90k+? If it was several months ago you may find that buyers now offer even less. Hopefully your drop in asking price will be enough to attract interest though.

    Once you have an offer I'd consider putting one in for around 20% below asking price, so 135k-ish. If they've been on the market for a while with no reductions you may find that one of them is now ready to accept this, especially if you're in a position to proceed (which you aren't yet).

    Above offer sounds ok. Is it a 3 or 4 bed house you are looking at? Has it got a garage or parking etc? I'd offer in the region of £140k maybe £150k tops if you really want it and meets all your requirements.
