It was in the early stages, I know but my interest had been register with the sellers, and they knew I was proceeding with the surveys, solicitors etc...
Dates - i had the letter from the auction house stating the level of my offer was acceptable on the 28th. I had a survey completed on the 4th (excuse I know, but the crazy snow held this up). Total cost including small solicitors Fee (through estate agent) is £650.
To then be told that when I was registering my interest and continuing with the process someone else actually completed on the 4th is gutting. If at any stage i knew there was someone else bidding or had an offer (i was not notified it was in any paper) I probably would have pulled the plug (hindsight is a beautiful thing).
Does the seller have any obligation to notify me my offer has been exceeded giving me a chance to raise my offer? After all I was under the impression they had to get the most money possible.
To be honest I’m probably most gutted, not because I lost the £650 or because I lost out on the house, but because I feel I never had a chance in the first place and I was taken for a ride.0 -
How did your surveyor gain access to the property to do the survey when it was sold on the day you paid for the survey?

Sorry, my point seems to have been lost in translation. Survey was instructed on 3rd taken place on the 4th and the money came out of my account on the 5th i'm assuming they got the keys off the estate aggent. The same estate agent who phoned me on the 10th to tell me it was sold on the 4th. My point is that if they completed on the 4th, i never had a chance on the house. In order to complete on the 4th, and this is where i would like some clarification, would their offer not have been in a local paper 7 days earlier? i'm just trying to find out where i stand before contacting anyone.0

The property was effectively sold on the 4th (when contracts were exchanged)
How come the EA allowed the keys to be handed to a third party independant of buyer or seller on the 5th?
Anyway, now it's sold, it's sold. Give up - the property has been sold.

Perhaps it was on the market with more than one EA and the one you were dealing with wasn't the EA that secured the sale?
